In 2025, a Tribute Portfolio hotel was planned for the northern suburbs of Philadelphia, on a modern medical campus along the historic Main Line. We set out to define a concept and unifying story that would connect guests to the region’s heritage with a soulful, transportive narrative.

Locomotive history runs deep in Northern Philadelphia. The tactile, rhythmic commuter train experience beloved by travelers of yesteryear inspired our romantic take on Main Line heritage.

For The Love Of The Journey

Brandywine Realty Trust is a real estate investment trust headquartered in Philadelphia that focuses on acquiring, developing, and managing large-scale office, life science, and mixed-use properties. When the publicly-traded company set out to develop its first hotel, they turned to B&Co. for branding. And we turned to its location on the famed Main Line for inspiration.

The resulting brand and corresponding guest experiences transport guests to a nostalgic setting and to a tranquil, less hurried state of mind where journeys can be as cherished as destinations.

There’s an enduring spirit that comes from the Main Line, where rail travel transformed the region and turned the journey itself into an experience. In an era when travel was defined by elegance, craftsmanship, and meaningful connection, every trip carried a sense of anticipation and possibility. Taking our cues from the pastoral Pennsylvania countryside and the glamour of train travel, we told the story of Pennsylvania’s famous Main Line in a new, romantic way. The Brandywine evokes gracious luxury and rhythmic movement, elements found in the atmosphere of the common spaces all the way down to the smallest of
design details.

When movement is elevated to art

Industrial Nouveau

The Brandywine opens with deep, rich colors that convey storied heritage and industrial strength. Subtle references to vintage ticketing materials, railway crests, and coach car windows create strong visual cues that gracefully evoke luxury train travel without relying on explicit references to trains themselves. Strong serif typography and a bold signature monogram make the brand feel time-honored and distinct. Finally, a floral pattern featuring the Mountain Laurel serves as an elegant juxtaposition, incorporating a sense of place through repeated softness. Overall, a beautifully balanced tension between industry and countryside underpins the art direction for the hotel.

Guest touchpoints are tactile, displaying and inviting interaction. Set against woven textures, soft leather, and the glint of brass, the collateral punctuates a rich experience with added personality.

The unique narrative also informs the experience through the space. “Bloom Service” for recovering guests makes them feel as though they’re healing in the country. Lobby music plays at a consistent 72 bpm to set a consistent, noticeable rhythm upon arrival. A table in the pre-function space even becomes “The Station”, a place for local classes, events, and gatherings.
